Repainting A Rental Property To Prepare For Sale

This is the second time we have been hired to paint this townhouse. The first time was between tenants. The owner had us paint with the same Shaker Beige colour that was currently on the walls.

Three years later the owner hired us to paint again in preparation to sell the property. They replaced the carpet with a gray vinyl plank flooring. To brighten up the rooms we chose a lighter colour. It’s a greige (grey/beige) that works well with the flooring and counter tops.

Repainting And Renovation A House To Prepare For Sale

A past client asked if we would be interested in painting a family members home in Sidney. They were getting ready to sell the house and in addition to a few renovations they wanted the interior fully repainted. We were happy to oblige and stayed in the house in Sidney while we completed the painting. During our down time we took advantage of the walking trails in a nearby nature park.

The rooms were previously painted in pinks and yellows. We painted a light grey throughout the house to give it a more modern look. A deeper grey/brown was chosen for an accent wall in the kitchen. The trim work and doors were done in a complimentary soft white.

In addition to a complete interior paint job, they did a bit of updating to the kitchen and bathrooms and put in some new flooring.

The oak coloured parquet flooring is also going to be replaced with a modern brown plank, the same as what has already been done in the kitchen. Once that’s done the oak cap and bottom portion of the railing system would look out of place. After properly preparing the wood we painted in white with the rest of the railing system so that it all blends together.

Adding Warmth To A White Condo Interior

The new owner of this condo didn’t like the stark white walls, but still wanted to keep it light and bright. A light neutral colour with a bit more depth to it was chosen. It works well with the floors.

The trim work and doors were painted in a warm white. We also painted the ceilings to brighten up the space, they had become discoloured over the years.

Repainting Walls In A Neutral Colour For Selling

In preparation to sell the owners had us repaint the walls of the living room, dining area, hallway and entry of their home. It was previously painted in a rich blue colour that they loved, but decided it was best to go with a neutral colour that would appeal to a wider range of buyers. We also painted a few areas of the trim work that were in need of freshening up including the fireplace mantle, stair railings and trim work throughout the stair and entry area.

A Colour Change For A Rancher Interior From Gold And Red To Revere Pewter

The owners of this rancher wanted to change their colour scheme to something more current. Originally most of the rooms were painted with various shades of gold and the kitchen was dark red. They picked a lighter gray colour to use throughout the house.

The new colour has given much brighter look to the living room.

A dramatic difference in the kitchen.

The bedrooms and bathrooms look updated and refreshed.

Repaint Of A Vacation Cottage In A Light Warm Colour

We’ve enjoyed painting several of these Parksville vacation cottages. The walls of this single story unit were ready to be refreshed. We repainted them in the same warm colour with a slight yellow undertone.

Changing A Raspberry Bonus Room To A Calming Gray

The new owners of this house found the raspberry walls of this large bonus room too intense. They had us repaint it in a light neutral colour. Now you instantly feel a sense of calm when you walk into the space.

Painting A Doctors Office Modern Gray With White Trim

We painted this newly constructed doctor’s office that included the front reception area, hallways, laundry area, washrooms and patient treatment rooms. All the walls were done in modern warm light grey colour accented by soft white trim work and doors. The front reception desk had thin decorative panels wrapped around it that we sprayed in a darker grey.

A Colour Change Throughout A Two Storey House To EdgeComb Gray

We’ve done painting for the owners of this home several times over the years. On this most recent occasion it was to do a major change. They wanted to brighten up the rooms and shift away from having multiple colours. To give the home a more cohesive feel they choose a light grey to use throughout. To compliment the walls we painted the trim work and doors in a warm white.

The living room and dinging room whent through the most dramatic change from dark chocolate to the new light gray colour. Taupe, green and yellow were some of the other existing colours in the rest of the house. Everything was repainted in the light gray.

The only room that wasn’t painted in the light grey was one of the bedrooms. It was changed from vibrant green and blue to a soft lilac colour.

Painting And New Carpet Instead Of A Price Reduction

This modular home had been on the market for a long time. The realtor informed the owners that if they wanted it to sell they would need to make a substantial reduction in the price or they could do some improvements. They decided to remove the worn carpet and clean up the look with a paint job. It was taken off the market for just a short time while the work was done.

Everything in the modular was originally painted with the same pink colour including the walls, trim work, baseboards and doors. It was a look that wasn’t coming across very well to perspective buyers.

We painted the walls a light grey that complimented the new Berber carpet. The doors, baseboards and trim work were done in a white to add a nice contrast to the walls. It gave the home a clean and fresh look.

As you can see through the before and after photos the change is remarkable. We were informed that it quickly sold after it was put back on the market and the owner still made a descent profit even after the cost of the makeover.
