Painting A Vacation Cottage In A Sand Colour

The new owners of this vacation rental property wanted to have it in tip top shape before starting to rent it out. The walls were previously painted yellow. The new owners wanted a colour that would create a more calm feeling. Since the property is within walking distance to the ocean they were going to redecorate in a beach style theme and wanted the colour to work well with it. The colour chosen for the walls was Crown Point Sand, which does resemble the colour of sand. It will work well with the owners beach decorating theme they are planning to do. The colour has enough depth to hold up to being a rental property, yet itโ€™s light enough to keep the unit bright and airy feeling.

The unit is a rental property and like many rentals the walls can take quite a beating. We did a lot of patching to make them look good again.

Walls And Trim Painted In The Same Colour With Different Sheen

The owners lived in the downstairs of this home while they did an extensive renovation to the main level. The walls were painted in an eggshell sheen while the doors and trim were painted in a semi-gloss sheen in the same colour. This is a popular method used by decorators to give a monochromatic colour scheme but by using the semi-gloss on the trim and doors it gives them a slightly different look. The fireplace was painted a dark chocolate colour andย  we stained the large ceiling beams. The den was the only room that had a different colour painted on the walls, it was a sage green. The same trim colour that was applied in the rest of the house was also put into this room.

Butter Pecan Walls With Warm White Trim

The owners purchased this home in the North end of Nanaimo due to it’s beautiful views. They did a major remodeling of the interior that included new flooring, doors and trim work throughout the house. The bathrooms and kitchen were completely redone.

This is one of many homes they have renovated over the years and they continue to use a colour palette that they like. The walls are a butter pecan colour and the trim work and doors are tinted to white with a slight yellow undertone. The only room that was done differently was a soft pink bedroom for their daughter. The owner later had us do some additional painting on the newly installed exterior trim work.

A Qualicum Beach Home Repaint In Warm Taupes

The new owners of this patio home hired us to do a complete re-paint before they settled in. We painted all the walls, doors and trim work and some of the ceilings.

Someone had tried to do a quick paint job to sell the home but unfortunately it was not done well. There were numerous issues including poor technique and improper preparation. The homeowners were very pleased to have us come in and make the home look how it should have when it was put up for sale.

The photo below on the left is just one example of the poor patch job that had previously been done to the walls. The new owners didn’t see this when they viewed the property because it was hidden behind artwork and photos. Someone had applied an excessive amount of patch and didn’t sand it smooth. We had to do an extensive amount of sanding with a power sander.ย 

The photo on the right is the complete failure of the paint job that was done to the fireplace mantle. No preparation was done before applying the paint. The previous coat was likely an oil paint. The new paint did not adhere to it at all. When we started sanding the mantle to prepare it for painting the product started peeling off in strips. After removing all the black paint we sanded the surface, applied an appropriate primer and then gave it two coats of white paint to match the trim in the rest of the house.

Once we finished up the painting in the main spaces the owners were able to move in their furniture and belongings.

The trim work and doors had become discoloured over the years.The ceilings in the kitchen were a beige colour. We painted white to brighten up the space. The bottom right photo shows how yellow the doors had become.

The hallway, entry, bedrooms and bathrooms were a builder’s white. The beige colour brings a lot more warmth to the spaces.

Renovation Painting Prior To Moving In

The couple that purchased this home had a window of time to do a bit of renovating and painting prior to moving in. They pulled a lot of the flooring on the main floor and gutted the basement to put in a suite for one of their parents to move into.

We came in and painted before they put in the new flooring and prior to the kitchen cabinets being installed in the basement suite. They decided to go with a warm grey colour and white trim and doors. It helped modernize the house from the look of the previous pink, blue and purple walls. They plan to do more improvements after the move in.

Painting An Entry Area And Stairwell In An Off White

The owner was having the carpet replaced in the stairwell. We did the painting after the old carpet was removed and prior to the new carpet being installed. This makes it much easier to paint the stairs. The drawback is that there can be some damage that occurs to the walls during the new carpet installation. The walls were changed from a golden colour to a light neutral.

A Ranch House Interior With Decorative Trim Work

We were hired to do a complete re-painting of this house prior to the new owners moving in. This included all the walls, doors, crown molding, and trim work for the windows and doors. The homeowner thoughtfully chose colours that worked well with the floors and other woodwork in the house. The home has an extensive amount of trim work that is full of detail and contours. It’s a lot of work to paint, but the effort is well worth it.As you can see from the photos, it looks stunning.

The trim work and doors may appear white, but the colour has quite a yellow undertone to it. This warm tone works well with all the wall colours. A bright white would have been too much of a stark contrast to the earthy tones of the walls and the wood work and floors. Instead of a semi-gloss we used a paint with an eggshell sheen on the trim work and doors to create a very classy look. When trim is painted in semi-gloss there can be a lot of light reflection and that’s what your eye notices instead of being able to appreciate the detail.

The previous yellow colour in the living room did not work as well with the built-in wall unit and hardwood floors. Now the walls are a rich brown with just enough of a yellow undertone to pull colour from the wood.

The same brown colour was carried into the kitchen and dining area.

It’s hard to see in the photos, but the entry way and hallway are done in a slightly lighter shade of brown. Due to a lack of natural light it almost appears as the same colour at some angles.ย The darker wheat colour was used in the spare bedroom.

A periwinkle blue colour was used in the master bedroom.

This front room will be used as an office. It was also painted in the periwinkle blue and as you can see it has taken on an entirely different look.

Painting The Monotone Walls And Trim Of A Condo To Give It Contrast

We previously painted this home owners house. They hired us again to paint the condo they were downsizing into. The entire condo was originally one colour. All the walls, trim work and doors were the same golden-green. The owner found it too monotone and somewhat lifeless.

We repainted the walls in a colour called Grant Beige. It could be described as a neutral beige with a slight hint of gray. When picking a colour for the trim work we took into consideration that the vinyl windows were almond. If we used white it would be too stark for the warmth in the floors and cabinets and would have clashed with the almond colour windows. It may look white in the photos, but the trim colour we used is a very light beige.

It took three coats of paint to change the doors and trim from the original green colour to the new off-white, but it was well worth the effort. Our client is much happier with the look of their condo.

The first four photos immediately below show the difference between the mono toned walls, doors and trim work and the new look with the doors and trim work painted in off-white.

Re-painting A Multi-Level Home With A Lighter And Warm Neutral

Former customers of ours were moving from Nanaimo to the lower mainland. We agreed to stay in their Maple Ridge home and paint it prior to them moving in. We fully painted the walls, doors and trim work on the main level and the upstairs. The current colour was a mid tone brown that the customer found to be too dark. We were in agreement as there is not a great deal of natural light throughout the home. We repainted the walls in a colour that was several shades lighter.

The photo below shows the colour change. The new colour is much lighter. We wanted to make sure it worked well with the warmth of the flooring and cabinets so we made sure it also had a gold undertone.

Even though this home was only seven years old there was a lot of wall damage. We did several days of preparation work before we could even start painting. The stairwell and entry way walls were particularly beat up with marks, scratches and dings.

The two bedrooms upstairs were painted in a dark blue and a purple colour and unfortunately it was done poorly.  The wall colour was up into the ceiling in many areas. We spot primed over the dark areas in the ceiling to ensure they wouldnโ€™t bleed through and then applied two coats of ceiling paint to give them a fresh new look. The rooms definitely appeared larger after we painted them in the new lighter wall colour.

To keep the continuity throughout the house and for the ease of painting the owners had us paint the same colour throughout all of the house. They wanted to ensure we could get all of the painting done in the short window of time before they had to move in. Itโ€™s faster to be able to move throughout the home with one paint colour. Using multiple wall colours takes more time.

Painting Rental Properties For Sale Preparation

The owner of these properties was ready to sell them. In preparation to get them on the market we were hired to repaint all of the walls, trim work and doors. After being rentals for several years the walls were in need of a lot of patching and sanding. To give the units a bright and airy feeling we choose a light off-white colour for the walls and a warm white for the trim work and doors. The owner had some of the flooring replaced as well. They looked fresh and ready for a quick sale.
